Statistics for Roselle, IL home sales first 5 months of 2008!

# of properties closed in Roselle, Illinois in the first 5 months of 2008!

As reported by the MLS system in Northern Illinois here are the sale of closed properties for the first 5 months of 2008 in Roselle, IL.

For this period of time in 2008 there were a total of 85 properties closed 42 were attached properties which include condos, town homes, duplex's and they sold at an average price of $200,692.  There were 43 sales of single family homes with an average price of $318,208.  This is down in #'s and price from the same time period of 2007.  In 2007 there were 127 sales with 57 being attached properties at an average of $214,214 and 61 single family or detached housing with an average of $349,606.

First 5 month home sale statistics for Bartlett IL

Number of sales in Bartlett Illinois comparing 2008 to 2007

The # of sales in Bartlett, Illinois for the first 5 months of 2008 were 57 attached properties with an average sale price of $209,739 in comparison with 2007 of 75 attached properties with an average sale price of $219,491.

For single family homes this year there were 93 sales with an average sale price of $312,261 in comparison with 143 sales in 2007 with an average sale price of $347,468.

You can see the numbers are down in total and price - keeping in mind that those averages take into account foreclosures which are always extremely low priced.  The main thing to keep in mind is that properties are still selling as the interest rates are the best they have ever been and the prices are slightly lower.

Don't be left behind when interest rates start to go up as well as the prices NOW is the time to buy!

Interest rates not going down!

Bernanke signals more interest rate cuts unlikely
In today's paper there is a headline that states that Bernanke - Federal Reserve Chairman - signlas more cuts unlikely.  What this means is interest rates will probably not go down any further.  Proving once again now is the time to buy a home or town home or condo.  There are great buys out there especially in Streamwood, Bartlett, Roselle, and Schaumburg for any type of price range or size home you want.  With prices being so great as well as the interest rate don't look back and say wish I'd have bought then.

First 5 months statistics for Schaumburg, Illinois

comparison of sales in Schaumburg for first 5 months of 2007 vs. 2008

The number of attached and detached properties in Schaumburg, Illinois for the first 5 months of 2008 (337) were down from the total # of total sales  in 2007 (527).

In 2007 there were 417 sales of attached properties (town homes, condos, duplex) with an average sale price of $194,802 and 107 single family homes with an average sale price of $364,859.

In 2008 for the same five months there were 233 attached properties with an average sale price of $196,960 and single family homes 101 sales with an average sale price of $338,440.

Again, #'s are down but slightly not like the media is saying.  When the media talks they are talking nationwide and we are doing pretty good compared to alot of areas.

First 5 months of 2008 statistics for Streamwood Illinois

Prices and # of sales in Streamwood for first 5 months of 2008 in comparison with 2007

Hi everyone thought I would start getting first five months ofthe year statistics out and compare to 2007 for homes, both single family and town homes, condos, duplexes.

For 2008 we had 164 sales in Streamwood with 75 being attached properties ie, condos, town homes, duplex, quad with an average price being $190,615.  In comparison to 2007 the same time of year of 249 sales, 113 being attached with an average price of $194,010.

For the same time in 2008 for single family homes we had a total # of sales -89 with an average sale price of $239,895 for the same time period in 2007 we had 136 single family homes sell with an average sale price of $253,720.

Yes, prices have come down but I think we had a couple years of prices being out of control so I think this is just correcting that.

If you are thinking of moving it is an excellent time as even if you sell for a little less than you would have you will make that up on the purchase.
